Berkeley Hall is a private golf club community, with 980 acres right dab in the middle of Bluffton, South Carolina. This is a secure, gated community that’s so great that even Forbes magazine listed it as one of the 25 Best Places to Retire in 2016. It’s one of the “Big Three” clubs in the area, with the others being Colleton River and Belfair.

The Berkeley Hall Club functions as the social center of the community, but of course, there’s the golf course. Actually, there are 2 world-class golf courses here, and they were both designed by the great Tom Fazio. The golf courses wind through the middle of the community.

If these aren’t enough, you also get to hone your skills in the 33-acre Golf Practice & Learning Center

Then you have the huge clubhouse with its Jeffersonian architecture, with ample space at 45,000 square feet. Then you have the Spa and Fitness Center complete with a pool, along with several dining facilities. These include formal dining areas, along with the Tap Room for casual fare (and terrific lunches).

There’s also a community dock, with access to the Okatee River, which is great for kayaking. That’s in addition to the many miles of walking trails. With these options, you won’t have to be cooped indoors for your cardio exercises.

As for membership to the club, you’ll need to be a property owner at Berkeley Hall to get an equity membership. Berkeley Hall only has 554 homes and homesites, and that’s also the maximum cap for equity membership. Buy a home here, and that will include family membership. That membership will also transfer to the new owners if you ever resell the property.

Reportedly as of 2017, the membership adds an extra $17,500 to the closing price. That functions as the initiation fee. The annual dues in 2017 was also $17,850 per year. It’s likely that these prices have gone up since that time. There are a few non-equity memberships available, with a lower initiation fee and annual dues. It is for non-residents, and offers full access to everything else except for the golf courses.
